This is a story I have to share!
I was the Listing Agent on this deal. Someone contacted me in the early stages. Wanted to see if the unit was "warrantable"? I told him I would let him know. He said if it was, he would have his agent put in an offer.
After a week of talking to HOA and an Appraiser, found out that in fact, yes, it was warrantable. I emailed the Potential Buyer to let him know the news. He informed me that his agent had just put in an offer on a different place and he would contact me if it fell through.
1 week later, Potential Client reached out to see if it was still available. I said it was, but expected multiple offers because Seller had just lowered price. He wanted reassurance that it was warrantable and he received that instantly. He then said, "What would it take for me to fire my other agent and have you represent me? You have been the only one helping me on this. I would prefer you get me to the end." I told him what needed to happen. By the end of the day, we were Under Contract and I became a Transaction Broker.
Now the Potential Client is my Investment Buyer and he is THRILLED! With his prior agent, he had been Under Contract and had to Terminate every time due to the unit not being warrantable. What was even more frustrating for him was that the previous agent had told him every time that it was. He failed him big time. Such a disappointment. He wasted everyone's time and money instead of just doing "his job".
Goes to show what an honest, hardworking, ethical agent will do for, not just her client, but everyone involved. This helps everyone have a smooth transaction with all parties coming out happy. I absolutely LOVE my hobby.
