One minute you're thinking..."It's the end of the year and I have been working full speed ahead for a full straight year, maybe I will take a vaca and start back up in February."
Then that moment happens when a relation to some of your favorite clients reaches out and says they would like to purchase. You have 2 choices: 1. Take the vacation and let them know you'll be happy to help them in 6 weeks or 2. Don't take the vacation so you can save them $50-75K by purchasing during the prime time for buyers.
Well, if you haven't guessed already, I of course pushed my vacation off so I could help land a beautiful family a home over the holidays.
We went out for the 1st time on Saturday morning. The 1st house was amazing. All remodeled and showed as if it has been loved immensely. Good place. Then, we hit #2. From the moment we opened the door, it felt as if "it was the one". Everything fit. We spent quite a bit of time there and then proceeded to #3. As soon as we arrived, Mister exits his vehicle and I walk up and say, "Ok, this is the most important question of the day...what house did you talk most about on your way to this house?". Mister says with no pause, "the last house". We still walked in to #3, but before we left I had already set up another showing to see "the one".
The 2nd time around was just as meaningful. Tears and excitement. They decided that they would go for it. Now, keep in mind, this home was priced way over their max, so we had to offer much less to and hope it happens. I always say to my clients, "If it's meant to be, it will be.".
The home was listed at $599,000 originally. Seller dropped price to $549K. 3 weeks after the reduction, we submit an offer $40K less than that.
Grand Finale....we are UC at $75,000 under the List price! When it's "the one" everything happens just as it should. A beautiful family finds their "forever home" at a prime price!
Merry Christmas & Happy New Year! I will talk to all of you again in 2020. Until then, keep that dream alive. If it is meant for you, it will happen when it's meant to be. Most importantly, when it comes to you buying a home, you can guarantee I will do everything I can do help make the dream come true!
